What does a roof replacement cost in Sweden in 2026?
2026 prices per square metre for concrete tiles, clay tiles and sheet metal, what the ROT deduction gives you, and how to tell a roof that needs replacing from one that needs repair.

The roof is the one part of a house that protects everything else. When it starts failing, the first sign is rarely a drip: it is damp attic insulation, discoloured boards or tiles that crack under your weight.
Here is what roof work costs in Sweden in 2026, how the materials differ, and what you actually pay after the ROT deduction.
Price per square metre in 2026
A full replacement including strip-out, new underlay, battens and new covering typically costs 1,100 to 2,200 SEK per square metre including materials and VAT. Pitch, chimneys, dormers and vent penetrations affect the price more than house size does.
For a typical single-storey house in Skåne with 120 square metres of roof, a replacement usually lands between 150,000 and 250,000 SEK before deductions.

- Clay tiles: 1,500 to 2,000 SEK per sqm, the best look on older houses
- Sheet metal, standing seam or profiled: 1,300 to 2,200 SEK per sqm

The ROT deduction on roof work
Labour in a house you own qualifies for a 30 percent ROT deduction, up to 50,000 SEK per person per year. On a roof replacement labour is often 50 to 60 percent of the total, so the deduction is worth planning around.
Two owners can deduct up to 100,000 SEK together, which in practice can cover the entire labour element on a mid-sized roof. Materials never qualify.
Repair or replace
Cracked individual tiles, a loose ridge tile or a damaged flashing around the chimney are repairs. A roof whose underlay has dried out and split cannot be patched, because it is the underlay, not the tiles, that keeps water out.
As a rule of thumb concrete tiles last 40 to 50 years, clay tiles 60 or more, and underlay around 30. If the tiles are sound but the underlay is old, the tiles are lifted, underlay and battens replaced, and the same tiles relaid, saving 20 to 30 percent.
How to read a quote
A serious roofing quote itemises strip-out and waste removal, underlay by brand, batten dimensions, fixings, metalwork around the chimney and penetrations, plus scaffolding or a lift.
Scaffolding is the line most often missing from cheap bids, and it can add 25,000 to 60,000 SEK to the final bill. Always ask for it to be included.

- Book April to September; winter work costs more and depends on weather
- Compare at least three quotes; the spread on identical roofs is often 30 percent
