Pressure washing in Malmö 2026: facade, driveway and terrace – price, time and tips

After a Skåne winter of salt, sand and rain, facades, driveways and terraces in Malmö rarely look the way they did last autumn. Green algae on the north side, dark streaks from downpipes and an ingrained driveway are the standard picture in April–May, and that is also the best time for pressure washing.

When is the best time in Malmö?

Ideally wash the facade, driveway and terrace when temperatures consistently stay above +5°C day and night and no frost is forecast for the coming week. In Malmö that normally means late March to mid-October.

Do not wash under strong midday sun, water dries too fast and can leave lime stains on dark surfaces. Cloudy, mild weather is actually best. Also avoid June–July if you live near greenery: pollen and seeds stick directly to the wet surface.

Coastal homes in Limhamn, Klagshamn and Bunkeflostrand collect more salt than inland. An extra autumn facade wash (October) extends the paint's lifespan by several years.

The RUT deduction for pressure washing

The Swedish Tax Agency counts facade washing, terrace cleaning and driveway rinsing as household services, so the labour cost is RUT-eligible. The deduction covers 50 % of labour, up to SEK 75,000 per person per year (shared with other RUT work).

The firm applies the deduction directly on the invoice so you only pay half the labour. Always insist on an itemised invoice where labour is separated from any materials, that is the condition for RUT to apply.

In a housing cooperative, RUT only applies to what is inside your apartment's outer walls plus your own patio/balcony. Facade washing of the whole building is the cooperative's responsibility, and RUT does not apply for you as a member.

What you can wash yourself, and what to leave to pros

With a consumer pressure washer (Kärcher/Nilfisk, 100–150 bar) you can handle: a pressure-treated wood deck, brick/concrete pavers on the driveway, plastic furniture and bikes. Expect 3–5 hours of work for a normal driveway and to get soaked.

Leave to pros: facades higher than 3 metres (scaffolding required), roof tiles (risk of damage), sensitive surfaces such as render or soft facade stone, large oil stains on asphalt (requires chemistry and drain handling).

Never use a pressure washer on: stained panel not rated for high pressure, lacquered wood, old mortar joints in brick (water is forced into the wall), window seal strips, outdoor electrical fittings.

Damage and risks to avoid

The wrong nozzle destroys more than it cleans. A red (0°) rotor jet strips paint and joints directly, reserve it for hard surfaces like stone. Use the yellow (15°) or white (40°) nozzle for general cleaning.

Keep at least 30 cm distance from painted panel and 50 cm from render. Never aim the jet at windows from below, water can be forced behind the seal and cause moisture damage.

Neighbour warning: never push water toward a neighbour's facade or onto their patio. In terraced/semi-detached areas like Katrinelund and Södra Sofielund this is a common neighbour dispute.

Environment and rules in Malmö municipality

The City of Malmö recommends mild biologically degradable detergents for driveways and facades. Avoid chlorine-based products, they run into the storm drain and from there into the Öresund without treatment.

Stricter rules apply to oil stains on driveways or garage aprons. Use an absorbent first, collect it and hand it over to Sysav as hazardous waste. Flushing oil stains straight into a street drain is illegal and can trigger an environmental sanction fee.

Water from the pressure wash itself does not need to be captured for normal jobs, but for larger facade projects the Malmö environmental office sometimes requires waste water to be led to the sewer instead of the storm drain.
