Building a drywall partition wall: cost, rules and timeline

Splitting one large room into two is among the most profitable small changes you can make in a Swedish apartment. A three-room flat becomes a four, and the home office finally gets a door.

Here is what the work costs, what permissions you need, and what separates a cheap wall from one you genuinely cannot hear through.

Cost per square metre

A standard stud wall with steel studs, double boards on both sides and mineral wool costs 1,400 to 2,200 SEK per square metre finished and ready to paint, including materials and labour.

A wall three metres wide and 2.5 metres high therefore lands at roughly 11,000 to 17,000 SEK. A door set with frame and trim adds 4,000 to 9,000 SEK.

Rules in co-op and rental flats

A non-load-bearing partition normally needs no building permit, but in a Swedish co-op you almost always need the board's written approval. The association wants proof that ventilation still works in both rooms.

Ventilation is the single most common reason such projects get stopped. If the new room has no extract or transfer air, air quality drops and moisture can become a problem.

Sound insulation, the difference-maker

Three things decide the acoustics: mineral wool filling the whole cavity, double boards with staggered joints, and sealing the wall against floor, ceiling and adjoining walls with acoustic sealant.

If the room will be a bedroom or office, add resilient channels or separate stud rows. The extra cost is around 200 SEK per square metre and the difference is obvious.

Timeline and ROT

A carpenter builds the frame and boards it in a day. Jointing takes two to three passes with drying time between, so expect three to five days before the wall can be painted.

Labour qualifies for the 30 percent ROT deduction if you own the home. Ask for the quote split into materials and labour so you can see exactly what the deduction applies to.
